Luxury homes: The 2022 projects in Zaragoza

And they will not be the only ones to be made in the consolidated city, which is once again among the priorities of companies in the sector. Investors also have their sights set on the green corridor; in Valdefierro, in the area closest to the Madrid highway, Paseo de la Ribera, in the Jesús neighbourhood. Taking into account the new construction licenses granted by the Zaragoza City Council, a change in the trend can be seen and the consolidated city is once again the objective of the construction companies. After years in which they had opted for newly created neighborhoods, of the 70 approved during 2021 to add 1,420 apartments to the real estate park, 24 are concentrated in traditional districts and only one corresponds to Arcosur for a promotion of 66 homes.

For the director of Real Estate Market Studies at the University of Zaragoza, Luis Fabra, this change is "a wise decision". He explains that for companies it is much cheaper to opt for buildings in consolidated areas because urbanization costs are saved and they have sales guarantees, since future tenants can enjoy all the necessary public services, such as schools, civic centers, toy libraries. or outpatients.

The case of Arcosur stands out since today it is the only one with an affordable land price that would allow the promotion of construction for young people and social housing (VPA). The latter would allow, in turn, to regulate the price of the district.

The president of the Association of promoters and builders, Juan Carlos Bandrés, explains that with the high construction costs it is no longer profitable to bet on social housing. An example of this is that in 2021, of the 1,420 authorized, only 9.15% (130) are. “We have spent decades with the same cost price per square meter, without adapting it to the current ones,” says Fabra, who agrees with Bandrés about the need to update them.

Since 2020 in Zaragoza only 19,499 VPA licenses have been requested, while the free ones amount to 68,542. They represent only 28.45%, many of them promoted between 2005 and 2009, when authorizations were approved to make 14,909.

Center: High-end flats revalue the Pignatelli warehouse area

The old Pignatelli warehouses are going to be converted into a luxury development at the foot of a large park. The developer Aedas Homes is going to build 65 free homes with a price of 361.00 euros, the cheapest, and another 30 publicly owned rentals at the confluence of Santiago Guayar and Maestro Estremiana streets.

The project does not stop at the construction of this luxury development, but is accompanied by a comprehensive action in the old warehouses, which will become a new green lung of the capital. It is going to act in 27,688 square meters of free space that includes 23,609 of green area.

The future tenants will live next to a gigantic green area that will be divided into three zones. Thus, there will be a large pond where recreational navigation is planned; an intermediate pool with gardens, aromatic plants, fruit trees and children's games, criss-crossed by canals; and a large space in the shape of an amphitheater.

It also includes the construction of equipment to mitigate the deficiencies that this area of ​​the Aragonese capital presents, which will be located at the rear of the plots on Carrer del Maestro Estremiana, and along a promenade that will link the Pignatelli park with the Calle de Santiago Guallar, which will also be reformed.

The urbanization works of the future homes began in June 2021 and are scheduled to be completed in the last quarter of this year. The promoter is managing the request for the construction license and they plan to start the works in the first quarter.

La Almozara: The new 'Skyline' on the banks of the Ebro becomes an icon

The promoter obtained the license in 2017, two years after the detailed study was approved. As a result of the controversy, the municipal government at the time, led by Zaragoza in Common, came to request reports from the Ebro Hydrographic Confederation, as it was located in a flood zone, and from Heritage on its impact. The skyscraper in the AVE neighborhood does not go unnoticed. Of 30 heights and 106 meters, the construction company is finishing off a work for which 70 million euros have been invested in a block that houses 285 luxury homes. With prices ranging between 355,000 and 850,000 euros plus VAT, they have been very well received and there are barely a dozen flats left to sell.

Its first tenants will soon open the housing tower and while the construction company Dragados finalizes the details, the developer Plaza 14 plans to hand over the keys to 140 homes in the coming weeks. Torre Zaragoza is going to be the tallest building in the Ebro valley, and in the capital only the Telefónica lollipop will surpass it in height.

It will not be the only development in the AVE neighborhood and a few meters away is ADN Residencial, with 168 flats, at the confluence of the Ciudad de Soria avenue with Fray José Casanova and Iriarte Reinoso streets. In this case, the joint venture formed by LMB and Castillo Balduz will deliver the flats starting in the summer.

Also during the summer period, tenants will be able to arrive at the Casanate de Aedas Homes urbanization corresponding to the first phase, the second will not be ready until the end of 2023.

Together with ADN Residencial, Antonio Martínez will expand the housing stock in the AVE neighborhood with another 258 apartments that he will begin to build over the last four months.

These promotions will allow to end this scar of the undeveloped city, adjacent to Navarra Avenue. These are luxury urbanizations, energy efficient and with enviable common spaces that differ from the surrounding buildings.

There will also be space to be able to hold meetings between neighbors, family or friends and, as a culmination, a romantic garden will be created in the center of the urbanization, where there will be a central pond. From the promoter they explain that the design of the façade is being finalized and that they will soon begin to market the flats.
